This page is our storage agreement (GSS-SA-2026.2-R2) in plain words, so you know what you are signing before you book. You get the full agreement to read before you sign it, and it stays open at its signing link afterwards. Where this page and the agreement differ, the agreement applies.
Draft for legal review. The agreement's wording was settled by Green Sky following common self-storage practice and has not yet been reviewed by a lawyer. The numbers on this page are the ones in force today.
Your agreement and term
- You sign a storage services agreement with the Green Sky company that runs your site, for a named room (the unit) at a named facility. It starts on your start date and runs month by month, renewing until either of us ends it (below), unless you chose a fixed term.
- Several rooms can sit on one agreement. Each room can be ended on its own; an unpaid room counts as a default for all of them.
- The room is handed to you clean and undamaged; a signed move-in report records anything else.
Paying
- The storage fee and VAT are due in full, in advance, on the first day of each period. You pay by card on your pay link or in the customer portal, by bank transfer, or by cash or cheque at the site office. Payments clear the oldest charge first.
- An invoice unpaid more than 5 days after its due date carries one late fee: 10% of that period's storage fee after discount, at least AED 50, plus VAT. A returned cheque costs AED 100.
- We can change the storage fee on 30 days' written notice, from the period after the notice ends. You may end the agreement before the new fee starts.
- Where a security deposit applies, we hold it without interest and may use it for any sum due, telling you how much. The balance comes back within 14 days after you have moved out and settled everything.
Using your room
- The room is for goods you own or may lawfully store. No living or sleeping in it, no running a business from it, no customer visits.
- Not allowed: hazardous, flammable, explosive or toxic materials (fuel, gas cylinders, chemicals); weapons or ammunition; drugs; stolen, counterfeit or smuggled goods; food or anything that attracts pests; living things; cash, jewellery or valuables; and goods that need a permit you don't have.
- Keep the room clean, make no alterations, take your waste with you and follow the site rules. You are responsible for damage you or your visitors cause. The room and the agreement can't be shared, lent or passed on.
Access and security
- You come and go during the posted access hours. We can change access hours and site rules by notice or by posting them at the site.
- You bring one suitable lock and keep the key; keep codes and cards to yourself. You can authorise other people in writing and are responsible for them; we may ask anyone for identification.
- We or the authorities may enter on one business day's notice for inspection or maintenance, and without notice in an emergency, on an authority's instruction, or if we suspect unlawful use or prohibited goods. After an unannounced entry we secure the room and tell you promptly.
Risk, insurance and our liability
- Your things stay at your risk while they are with us. Insurance is yours to arrange: insure them for their full value against theft, fire, water and other storage risks with your own insurer, or pick cover at checkout where we offer it. How insurance works here.
- Our liability for loss of or damage to your goods is excluded, and our total liability under the agreement is limited to AED 5,000 per unit. Neither side is liable to the other for lost profit or indirect loss.
- You cover our reasonable losses and costs arising from your goods, your breach or the people you authorise, except where our own breach or negligence caused them.
If payment stops
- Day 5 after a due date: an unpaid invoice is a default. While fees are overdue we may suspend access and secure the room, after telling you.
- Day 10: a default notice with the amount due. Day 30: a final notice naming a removal date at least 30 days later.
- From day 60, still unpaid and subject to the law: we may open the room, list its contents with photographs before two witnesses, move the goods at your cost, and sell or dispose of them. What they fetch goes against what you owe; any surplus is yours, any shortfall stays yours to pay.
- You stop all of this at any point before a sale by paying everything due, including lock, removal and storage costs.
Ending and moving out
- You can end the agreement on 7 days' written notice. On a fixed term, fees stay payable to the end of the term unless we agree otherwise.
- Fees you paid for complete periods starting after you move out are refunded. The period you move out in is payable in full.
- We can end it on 30 days' written notice, or at once for unlawful use or prohibited goods. We can move you to a room at least as big, at the same fee and at our cost, on 14 days' notice (less in an emergency).
- When you leave: empty and clean the room, take your lock off and arrange an inspection. Charges run until then, and clearance costs are yours. Goods left behind may be removed, sold or disposed of 14 days after we notify you.
Notices, signing and your data
- Notices go in writing by email, WhatsApp, SMS, the customer portal or by hand, to the details you gave us. An electronic notice sent before 6 PM on a business day counts as received that day. Tell us when your details change.
- The agreement is signed and kept electronically under UAE law; the signing record is part of it. We handle your details under UAE data protection law, as our privacy policy explains.
- The agreement is in English and governed by the laws of the emirate your site is in and the federal laws of the UAE; that emirate's courts hear any dispute. Changes to it need both signatures, except fee changes and access hours as above.
Our online systems
The booking pages and the customer portal have their own short terms of use. Nothing in them limits what your storage agreement says.
